Many insurers also require lightning protection systems for landed property insurance coverage.
A lightning rod (air terminal) intercepts direct lightning strikes and safely conducts the massive current to earth via down conductors. A surge protector (SPD) protects against the overvoltage surges that travel through power cables from nearby strikes. Both are components of a complete lightning protection system โ€” the rod handles direct strikes, SPDs handle secondary effects.
SS IEC 62305 requires annual inspection and testing of installed lightning protection systems. The inspection checks system integrity, measures earth resistance, checks bonding connections and documents the system condition. A test report is issued after each inspection โ€” required for insurance and regulatory compliance.
A correctly designed and installed lightning protection system greatly reduces the risk of fire and structural damage from a direct strike by safely conducting the lightning current to earth. However, no system provides 100% protection against all lightning effects. SPDs protect equipment from surges, but very close strikes can still cause some equipment damage even with SPDs installed.
HDB flats and condos are typically protected by the building's own lightning protection system โ€” which is the responsibility of HDB or the MCST. Individual unit owners do not normally need to install their own lightning protection.
